This level of personalization comes at a price, as custom builders are typically the most expensive path to homeownership. However, for buyers who have a clear vision of what they want and are not willing to compromise on it, the investment is often well worth it. Semi-custom builders offer a middle ground between full custom and production building. You'll typically work through a design center process where you have meaningful input on finishes, layouts, and features — but within a framework the builder has already established. In many cases, the builder has already acquired the land and developed the community, so you're selecting your lot and personalizing your home within that existing footprint.

This structure also makes semi-custom builders more affordable than going fully custom — modifications to floor plans are limited, finish selections are curated, and the scope of what can be changed is defined upfront. For buyers who want more than a standard package home but are not looking to build entirely from scratch, a semi-custom builder is often the ideal fit.
Rosewood Communities consistently delivers a high-quality product that stands out in the Greenville market. Their attention to detail, use of top-tier subcontractors, and design-center process make them one of the more unique offerings in the area. Project managers typically oversee a smaller number of homes, which means more hands-on involvement throughout your build.

Many of their communities also include lawn maintenance, adding to the modern, low-maintenance lifestyle they're known for. You will pay a premium to build with Rosewood, but for buyers who want a truly elevated experience, it's often well worth it.

Known for solid construction, strong attention to detail, and highly involved project managers, they bring a semi-custom feel to the mid-range and higher-end home segments. Their communities in the Travelers Rest area have been particularly well-received for their walkability and overall lifestyle appeal.

Overall, Pinestone's reviews trend positively, and our team's experience working with them reflects that.
Guild Quality Rating: 4.6 stars
Enchanted Homes offers a range of products — from higher-end semi-custom builds down to homes in the $250,000–$300,000 price point. They focus heavily in Spartanburg County but do build in Greenville County as well. Clients have appreciated their attention to detail and care for the finishing touches throughout the build process.

Where Enchanted differs slightly from the top semi-custom builders is in the level of project manager involvement. The experience is still strong, but you may find it a touch less hands-on compared to Rosewood or Pinestone.

Production builders offer a more standardized building process — often package-based selections, set floor plans, and a higher volume of homes being built simultaneously. This doesn't mean lower quality, but it does mean your experience will be more directly tied to your specific community, your project manager, and the team on the ground.
Hunter Quinn is a newer presence in the Greenville market, but brings years of building experience with them. They've differentiated themselves by offering properties with a half-acre or more of land — a rarity among production builders in this area. Their project management team has a background in custom building, which shows in the level of care and communication clients receive. Our team has had excellent experiences with Hunter Quinn, and the post-close follow-through from their project managers has been a standout.

Stanley Martin builds a solid, production-based home with an emphasis on quality finishes and reliable subcontractors. They cover a wide geographic footprint, so reviews can vary by location — but in the Greenville market specifically, they've performed well. They are also making a move into higher-end products with a development in downtown Greenville that will be worth watching.

Google Rating: 4.4 stars (varies by location)
This builder has earned a reputation for quality floor plans, thoughtful design, and attention to detail. They fit well in the middle of the market price-wise, and clients have appreciated the care taken throughout the build — even if it means the process takes a bit longer than some other builders. They've also offered unique products, including brick-front homes and builds on larger parcels of land.

DRB Homes was named Builder of the Year in the Greenville area a few years ago and has consistently received positive feedback from our clients. Their 4.1-star rating on New Home Source reflects an overall positive track record. What stands out about DRB is not just the quality of the homes they build, but how they handle challenges when they arise — sending senior staff to address issues and see them through to resolution. In our experience, that responsiveness matters as much as the build itself.

Great Southern Homes builds a solid, above-average production home and offers some features and finishes that comparable builders at this price point don't always include. They don't have as large a presence in the Greenville market as some of the national builders, which means your experience will be more community-specific. Our team has had genuinely positive experiences with them, and we have team members who live in Great Southern Homes properties and remain very happy with the build quality.

SK Builders offers a range of homes with some nicer finishes than you might expect at their price point. However, reviews have been mixed, particularly around communication during the build process. It's also worth noting that SK Builders was recently acquired by D.R. Horton, so the brand and experience may evolve in the near future. As with any production builder, the quality of your project manager will play a significant role in your overall experience.

These are large-scale, nationally operating builders with a significant presence in the Greenville and Upstate market. They offer competitive price-per-square-foot value and a wide variety of communities and price points. Because of their size and volume, reviews vary widely — often by community and project manager rather than the brand as a whole. Having a knowledgeable agent and a private inspector is especially important when building with one of these companies.
D.R. Horton is one of the most active builders in the Greenville area, offering homes primarily in the $300,000–$600,000 range with some of the most competitive price-per-square-foot values available. They build in numerous communities across the Upstate, giving buyers plenty of location options. The experience varies by project manager, but our team has seen firsthand what an exceptional DR Horton build looks like when the right people are managing it. The vast majority of their homes are either already built or are far along in the build process when they are sold. This means buyers can purchase a move-in-ready home, but will not be able to make any selections for it.
Lennar is one of the largest homebuilders in the country and offers some of the most affordable new construction options in the Upstate. They have a growing presence in Greenville with multiple communities, including a new 55+ community. Like D.R. Horton, Lennar frequently offers strong buyer incentives and is a solid option for buyers prioritizing value.
Ryan Homes operates similarly to D.R. Horton and Lennar in terms of scale and price point, though they tend to build at a slightly higher price in the local market. They're known for their package-selection process — offering buyers a choice of coordinated finish packages (cabinets, floors, countertops) rather than fully custom selections.
Dreamfinders is a newer entrant to the Greenville market but is making a notable impact with their master-planned communities and distinctive home designs. Their largest local presence is in The Settlement community. As with any builder establishing itself in a new market, there have been some early growing pains — particularly around community amenities being completed on schedule. That said, buyers who built after the initial infrastructure was in place have largely had positive experiences.

Toll Brothers is the premier luxury name in national production building, and their price points reflect that — typically building at two times or more compared to other builders on this list. They offer beautifully finished homes in well-located communities, and for many buyers the tradeoff is worth it.
Meritage Homes is a national production builder with an active presence in the Greenville market, and they stand out from most builders on this list for one key reason: energy efficiency. Meritage has earned the ENERGY STAR Partner of the Year award 11 times, and their homes consistently outperform the average new construction home on energy efficiency ratings. Meritage Homes Standard features in every Meritage home include spray foam insulation, Low-E windows, and high-performance HVAC units— things that are often costly upgrades with other builders.
