    Greenville continues to be one of the fastest-growing cities in the Southeast, but growth does not always move in a straight line. Some major projects are facing serious setbacks, while others are crossing the finish line and changing the way people live, work, and play in the area. Here is a look at five of the biggest development stories happening in Greenville right now.

    Why Some People Say Greenville Is Overrated

     

     True Line Faces Rising Costs and Delays 

    True Line is planned as a future live music venue meant to become one of Greenville's premier entertainment destinations. The goal is to help attract larger touring acts to the area.

    The project has run into major challenges recently. Construction costs have jumped from 13.5 million dollars to 24.7 million dollars, an increase of 11 million dollars that nearly doubled the original budget. Contractors working on the project have also filed mechanics liens for millions of dollars in unpaid labor and materials.

    The venue was originally expected to open sooner, but the current target date is now early 2027. The founder has said construction is continuing while the team works through final financing. The project is not dead, but it is a clear example of how even fast-growing markets are not immune to rising costs and financing challenges.

     

     The McDaniel Hits Financial Trouble 

    The McDaniel is planned as one of Greenville's most exclusive residential developments. Located near Cleveland Park in downtown Greenville, the project is designed to bring luxury townhouses inspired by architecture found in New York City's Upper East Side. Homes are expected to sell from roughly 1.5 million dollars to more than 2 million dollars.

    Instead of welcoming new homeowners, the project has faced construction delays, contractor disputes, unpaid bills, and lawsuits. Recent reports point to serious financial challenges, which create uncertainty about when the development will actually be finished.

    True Line and The McDaniel are very different projects, one focused on entertainment and the other on luxury housing. But both show that projects that may have moved forward easily a few years ago are facing tougher conditions today.

     New Stadium Opens in Mauldin 

    Not every project is facing setbacks. After years of planning and construction, a new stadium officially opened in Mauldin earlier this month. The debut featured a Greenville Triumph win followed by fireworks, as thousands of fans got their first look at the new facility.

    This is more than just a soccer stadium. It will serve as the permanent home for the Greenville Triumph and Greenville Liberty, and it was also designed to host concerts, festivals, youth sporting events, and community gatherings throughout the year. The stadium seats around 4,300 fans, with capacity for more than 6,000 during larger events.

    This project also says a lot about Mauldin itself. For years, Mauldin was seen mostly as a place to live. Projects like Bridgeway Station and now this stadium are turning it into a destination where people actually want to spend their time.

     

     Markwell and Main Brings Major Investment to the West End 

    One of the largest active construction projects near downtown Greenville is a 100-million-dollar mixed-use development rising in the West End, directly across from Fluor Field. The project will include 277 residential units, retail space, a rooftop lounge, a pool, a fitness center, golf simulators, and other amenities. Move-ins are expected to begin in 2027.

    This project also reflects how much the West End has changed. Over the past decade, the area has gone from an overlooked part of downtown to one of Greenville's most desirable districts. Developers are clearly betting that demand for walkable urban living near Fluor Field will keep growing.

     

     New Pedestrian Bridge Will Expand the Swamp Rabbit Trail 

    The final project on this list may not be the flashiest, but it could make a real difference in daily life. Construction is underway on a new 1,800-foot pedestrian bridge that will cross Verdae Boulevard and connect future expansions of the Swamp Rabbit Trail network. The project remains on track for completion in the fall of 2026.

    The Swamp Rabbit Trail has become one of Greenville's most loved lifestyle amenities. It connects neighborhoods, businesses, parks, and destinations, while giving residents another way to exercise, commute, and enjoy the outdoors. This bridge will make the trail network safer and better connected, while supporting future growth of the trail system. Many home buyers in Greenville actively look for homes near the Swamp Rabbit Trail, so this kind of expansion matters for real estate, too.

    These five projects tell two different stories. The first is that growth is not always easy. Rising costs and financing challenges are creating real obstacles that did not exist a few years ago, and some projects are feeling that pressure.
