The Worst Neighborhoods in Greenville, SC (Based on Data)

 

 3. Duncan, SC 

Duncan ranked at the bottom of our list, but that doesn’t mean it lacks value. Let’s break down the numbers:

  •  Home appreciation: 31% since 2020 (still strong, but lower than other areas)
  •  Days on market: 41 days on average, making it one of the slowest-selling areas
  •  Homeownership rate: 52.6%, which is significantly lower than the U.S. average (65%)

 What this means: More rental properties and slower home sales make Duncan less attractive for homeowners looking for stability. However, Duncan is a great commuter city between Spartanburg and Greenville and offers affordable housing and outdoor activities like Tiger River Park.

 

 2. Spartanburg, SC 

Spartanburg is about 45 minutes from Greenville, but it frequently comes up in real estate searches. Here’s how it performed:

  •  Home appreciation: 22% since 2020 (the lowest on our list)
  •  Days on market: Tied for the longest selling time
  •  Homeownership rate: 52.6%

 What this means: While Spartanburg has a lower appreciation rate, it's undergoing a major revitalization with new job opportunities and downtown developments, making it a potential long-term investment.

 

 1. Travelers Rest, SC (Most Shocking!) 

This one was a surprise! Travelers Rest is beloved for its charming downtown and access to the Swamp Rabbit Trail, but the data tells a different story:

  •  Home appreciation: 56% (one of the highest)
  •  Days on market: Longer than average
  •  Homeownership rate: 53.2%

 What this means: While Travelers Rest has strong appreciation, a large portion of homes are second homes or investment properties, lowering the overall homeownership rate. The lack of quick highway access and fewer big-box stores also make it less convenient for some buyers.

  •  Homeownership rate: 71%
